This 160 +/- acre property is a flat farm, currently used to run stockers. It is located a few miles southwest of Quanah, at the corner of Campsey and Wilkens Rds, in Hardeman County, Texas. Hardeman County receives about 25″ of rainfall annually. This ranch is just a few miles south of Highway 287, the traffic corridor between Fort Worth and Amarillo.
The property has a barbed wire fence around its perimeter, and a one acre fenced off trap in the NE corner. There are no cross fences, it is all ran as one pasture. A buffer of improved grass is around three sides of the farm, totaling about 38 acres of pasture. The remainder of the land has traditionally been used to grow winter wheat in the fall and winter for stockers. This acreage could be put in grass as well, if you didn’t want to sew it each year.
Two water wells are in place on the farm, one in the field and one in the cattle trap. The one in the field is ran by a windmill and is in good working condition. The one in the trap has to be operated by an electric sump pump, and while believed to be a good well, does not have a pump in it to run it right now. The depth of both wells are within 100′. While they are not strong enough to use for irrigation, they are fine for watering livestock. A small metal shed is on site as well.
There are no tanks or ponds on the place, but there is a small draw the runs west to east along the south border in the pasture where a pond could be built. This farm good fences, road frontage on two sides, and is in close proximity to town.
